Push piers, helical piers, or interior supports — what your house actually needs

There is no single product called "foundation repair." There are several different underpinning systems, and picking the wrong one is how homeowners end up paying twice. The right choice comes down to how heavy the structure is, how deep competent soil sits under that particular corner, and whether the movement is at the perimeter footing or somewhere in the middle of the house.

Push piers, sometimes called resistance piers, are hydraulically driven steel tubes that use the weight of the house itself as the reaction force. They keep going until they hit refusal on a load-bearing stratum, which means the depth is decided by the ground rather than by a spec sheet. Because they need substantial structural weight to drive against, push piers are the usual answer for the two-story brick homes and full-basement houses common through Rivermont, Peakland, and the older parts of Lynchburg.

Helical piers work like an enormous screw. They are turned into the ground with a hydraulic drive head, and the torque required to turn them correlates directly to their load capacity, so capacity is verified during installation rather than estimated afterward. Because they generate their own capacity instead of borrowing the building's weight, helical piers are the better fit for lighter structures: frame houses on crawl spaces, room additions, sunrooms, porches, and stoops that have separated from the main house.

Interior settlement is a different animal. If your floors sag in the middle of the house but the exterior walls and brick are intact, the problem is usually not the perimeter footing at all. It is a girder, a rotted sill, or a crawl space pier that has punched down into soft soil. That gets fixed with new footings and adjustable steel columns, which is far less expensive than perimeter underpinning. A contractor who quotes perimeter piers for an interior sag either did not take elevation readings or is not reading them honestly.

One thing that surprises people in this area: pier depth can vary enormously across a single Lynchburg lot. Piedmont geology transitions gradually from clay to weathered saprolite to rock, and that transition is not level. It is common to hit refusal at ten feet on one corner of a house and twenty-five feet on the corner forty feet away. Foundation movement is not self-correcting and it is not linear. A single settling corner puts every connection in that section of the house under stress, and each season of freeze-thaw and clay expansion adds a little more. What was a four-pier repair becomes a seven-pier repair, and the drywall, brick, and trim damage that started as hairline cracking becomes visible from the street.

The expensive secondary damage tends to show up in the same order. Brick veneer shears at the lintels above windows and doors. Interior door frames rack far enough that planing them stops working. Plumbing supply and drain lines under a slab, which are rigid and unforgiving, start to pull at joints. In a crawl space, the sagging that started as a comfort issue turns into subfloor and joist damage that has to be replaced rather than jacked.

There is also a transaction cost. Virginia requires sellers to disclose known material defects, and a home inspector who finds active settlement will flag it regardless. Buyers respond to an unresolved foundation issue by discounting far more than the repair would have cost, or by walking. A completed repair with a transferable warranty and an engineer's letter turns the same house back into a clean sale.

Permits, engineers, and Lynchburg homes in particular

Underpinning work in the City of Lynchburg and in Campbell, Bedford, Amherst, and Appomattox counties generally requires a building permit, and the contractor should be pulling it, not you. What depth is included, and what happens if you go deeper?

Are you attempting lift, or only stabilization?

How long does foundation repair take?

Will my yard be destroyed?

No. Piers are installed from small pits along the footing. Landscaping directly over the work area gets disturbed, but the rest of the yard is untouched and the soil is put back and compacted.
