The arithmetic of roof water, and why it is the cheapest fix you will ever buy
It is worth doing the math once, because the numbers change how people think about gutters. An inch of rain falling on two thousand square feet of roof produces roughly twelve hundred gallons of water. That water leaves through four or five downspouts, which means each one is discharging on the order of two to three hundred gallons during a single one-inch storm. If a downspout empties at the corner of the house, that volume goes into the soil directly against the foundation, repeatedly, several dozen times a year.
No interior system, pier, or sealant is a substitute for not putting that water there in the first place. Extending downspouts is the single highest-return dollar in this entire category of work, and it is frequently the only thing a house actually needs.
Grading is the other half. The standard target is roughly six inches of fall over the first ten feet away from the foundation. Over time that grade flattens out as soil settles, as mulch is added year after year, and as landscaping beds are built up. A bed that has been topped off with mulch every spring for fifteen years is often higher than the surrounding grade, which turns it into a basin holding water against the wall.
When surface measures are not enough, the next step is intercepting water below grade. A French drain is perforated pipe in a stone trench, wrapped in filter fabric, that collects water and carries it to a discharge point. A curtain drain does the same thing across a slope, cutting off water moving downhill before it reaches the house. A swale is a shaped depression that moves surface water without any pipe at all, and on properties with room for it, a swale is durable, maintenance-free, and inexpensive compared to buried systems.
The sump is the last line, handling whatever still reaches the footing. Pump sizing is driven by how much water your drain system delivers rather than by the size of the house, and pit volume matters as much as horsepower, because a small pit forces the pump to short-cycle and short-cycling is what kills pumps. Switch type matters too: a vertical float in a properly sized basin is more reliable than a tethered float in a cramped one.

What poor drainage is doing everywhere else
Almost every other problem described on this site is downstream of drainage. Saturated clay against a basement wall is what bows it. Water washing fines out from under a footing is what causes settlement. A crawl space with a wet floor is usually a crawl space that groundwater or roof runoff is being delivered to. Fixing drainage does not always resolve those problems on its own, but leaving drainage unaddressed reliably shortens the life of whatever repair you do install.
There is a landscape cost too. Standing water kills turf, drowns shrub roots, and creates the persistently soggy areas that make a yard unusable for weeks at a time. On sloped properties, uncontrolled runoff carries mulch and topsoil off the property entirely, one storm at a time.
And there is a mosquito and pest dimension that homeowners tend to underrate. Standing water within a few feet of the house is habitat, and a chronically damp crawl space or foundation perimeter is attractive to the insects that do structural damage.
Storm intensity, slopes, and where the water can legally go
The rainfall pattern in Central Virginia is what makes drainage a design problem rather than a maintenance item. Summer thunderstorms here regularly drop an inch or more in less than an hour. Piedmont clay has a low infiltration rate, so most of that water becomes runoff immediately rather than soaking in, and on a sloped lot it is moving fast by the time it reaches a foundation.
Terrain determines where it goes. On the hillside lots common through the city, a house partway down a slope receives runoff from every property above it, not just its own roof. This is why an uphill curtain drain sometimes does more for a wet basement than anything installed against the house.
Discharge location is worth planning carefully. Water should not be routed onto a neighboring property in a way that creates a problem there, it should not be discharged near a septic drain field, and on many properties the practical answer is a daylight outlet at a low point on your own lot or a pop-up emitter in an area that drains naturally. A contractor should walk the discharge route with you rather than picking a spot after the trench is already dug.
Questions for a drainage proposal
Foundation work is hard to evaluate from the outside. These questions tell you quickly whether you are talking to someone who measured your house or someone reading from a script.
Where is the water coming from, and where is it going?
A drainage plan should name both ends. Collecting water without a viable discharge point just relocates the problem.
Is the discharge point downhill and far enough away?
On a slope, a short discharge line sends the same water back toward the foundation.
What pipe, what stone, and is filter fabric included?
Perforated pipe in clean washed stone wrapped in fabric. Corrugated pipe laid in dirt clogs within a few years.
How will this interact with the septic drain field?
Outside city limits, most properties here are on septic, and discharge has to be routed away from the field.
What size pump, what pit, and what switch?
Pit volume and switch type affect reliability at least as much as horsepower.
Is a battery backup included, and what is the runtime under load?
Runtime with the pump actually running is the number that matters, not the battery's rated capacity.

At least six to ten feet, and farther on a slope where water can run back toward the foundation.
Do I need a battery backup sump pump?
If a failed pump would flood a finished basement, yes. Storms that overwhelm a sump are the same storms that take out power.
How long do sump pumps last?
Typically seven to ten years. If yours is older than that and you have finished space below grade, replace it before it fails.
Will a French drain fix my wet basement?
It helps a lot when the problem is surface water. If water is entering under hydrostatic pressure at the footing, you also need an interior system.
How often should gutters be cleaned here?
Twice a year is a reasonable baseline, and properties under mature oaks, which describes a lot of this area, often need more. Overflowing gutters put roof water directly at the foundation, which defeats every downspout extension you have installed.
Can downspouts drain into the same line as the sump?
Generally it is better to keep them separate. A roof line surcharging during a storm can back water into a sump discharge, which is the opposite of what you want during the storm.
Do pop-up emitters clog?
They can, particularly if the line has no cleanout or the emitter sits in a low spot that collects silt. Installing a cleanout at the transition makes maintenance possible.
Is a dry well a good option?
On a lot with room and reasonably permeable soil, yes. In heavy clay with a high water table, a dry well fills and stops accepting water, which limits its usefulness in parts of this area.
How do I test whether my sump pump works?
Pour a bucket of water into the pit and confirm the pump starts, discharges, and shuts off cleanly. Doing this twice a year, in spring and fall, catches most failures before a storm does.
